A standard tank heater commonly runs 8 to 12 years. Tankless units often run longer when they are descaled on a schedule. Hard water shortens both, and much of North Texas is on hard water.
Warning signs
Rusty hot water, popping or rumbling from sediment, hot water that runs out faster than it used to, and moisture around the base are all worth investigating. Water on the floor from the tank itself is not repairable.
Repair or replace
On a unit under about eight years old, thermostats, elements, thermocouples, and gas valves are usually worth repairing. Past that, a repair cost approaching a third of replacement generally favors replacing the unit.
